Redress Scheme

From the 1st October 2014 all companies that undertake letting agent or property management work were required to be a member of one of three Government approved Redress Schemes. The approved schemes are:

Each of these scheme allows you to search and see if your agent is a member of that service if you are unsure. If you are unable to find your agent on one of these websites please contact us for it to be investigated further.

What does the Redress Scheme do?

If you are a tenant or client of either a lettings agent or property management agent and you are unhappy with the service you have received, you can complain to the relevant scheme who will investigate your complaint. If the complaint is upheld the Redress Scheme can:

  • Require an apology
  • Issue a reprimand
  • Order compensation
  • Fine a member
  • Expel a member

The compensation amount is capped at £25,000.  If an aggrieved party wishes to claim more they have to take their own action through the courts; rather than through the Redress Schemes.

How do I know if a company is a member of a scheme?

Many agents have already been a member of a scheme on a voluntary basis before they were legally required to do so and the simplest way to find out is to ask them. Some schemes also provide window stickers for them to display clearly which scheme they are a member of. If you are unable to find out which scheme they are a member of, please contact us for it to be investigated further.

What happens if they aren't a member of an approved scheme?

If a company can't be found on any of the three approved schemes the council will investigate further. Any company found not to be a member of the scheme may be fined £5,000. Membership to one of the schemes is mandatory.
